Overview

Eagle Rock Estate is fully developed, and all infrastructure is in place. Eleven homes have been built, and only three undeveloped stands remain for sale

The entrance gate to the Estate is 10km from a tarred road. From here, roads lead to various parts of Eagle Rock and to a ring road where the 14 one hectare residential stands are located. Owners have full freehold rights over their stands, and shared ownership of the balance of the Estate.

Each owner is a member of the Eagle Rock Estate Homeowner’s Association, a non-profit company which owns the remainder of the land, the infrastructure, vehicles and equipment used by the Estate. The Homeowner’s Association’s mandate is to maintain and improve the Estate to maximise the enjoyment of Eagle Rock by all its members and to set the Estate’s rules and building regulations. On behalf of its members, the Homeowner’s Association also acts as guardian of this unique piece of wilderness.

The Eagle Rock Estate Homeowner’s Association employs a Farm Manager, Admin Manager and a team of workers that reside on the Estate. Day-to-day management of Eagle Rock is carried out by the Farm Manager. A sub-committee of the Homeowner’s Association meets regularly to manage the Estate’s affairs and provide guidance to the Farm Manager.

Owners pay a monthly levy, which covers the operating costs of the Estate. Domestic workers are included in this monthly levy, which allows owners to simply arrive at their clean and prepared homes and relax into the beautiful surroundings.

Eskom supplies electricity to the Estate, and this is then distributed to the homes. Water is provided by two springs on the Estate and piped to elevated storage tanks, and from there on to the houses. Each house is equipped with its own septic tank sewage disposal system.

A Vodacom tower on the Estate provides cellular connectivity. Residents and staff on the Estate also make use of two-way radios programmed to a dedicated frequency.
